Real Estate Snapshot for October...

Attached is a link to the current Snapshot for the Wenatchee Valley Real estate market in October compared to October last year. This is as always curtesy of Pacific Appraisal and Associates. The prices are down by 19% and the units sold are up by 11%. Median home price is down to $224,676. The median, for those who have forgotten from statistics class, is the middle of the range. The same amount of volume below and the same amount above this price . I generally use the Wenatchee Market Totals to view what is going on in my market. Here is information regarding the recent passing of legislation extending the first time homebuyer tax credit. Also included is legislation that would give current homeowners a tax credit...

Great News For Washington Homebuyers!
Update as of 11/06/09
President Obama signed the Worker, Homeownership, and Business Assistance Act of 2009 into law today. The legislation greatly expands the First Time Homebuyer Tax Credit by making more first time homebuyers eligible for the credit and now includes homebuyers that are not first time homebuyers. This new legislation is a huge victory for you, the Washington REALTORS and the National Association of REALTORS.

First Time Homebuyers
The current law is extended until April 30, 2010. Buyers have until that date to have a signed purchase agreement. There is an additional 60 day grace period to complete the financing. More first time homebuyers are eligible because the new law raises the annual income limits from $75,000 to $125,000 for singles and from $150,000 to $225,000 for married couples.

Current Home Owners
Over 60 percent of current home owners will be eligible for a tax credit of up to $6,500 if they purchase a home by April 30, 2010. These homebuyers must have lived in their home for five consecutive years over the previous eight years to qualify. Qualified homebuyers can get the credit if they purchase a home for $800,000 or less as their primary residence between November 7, 2009 and April 30, 2010. The income limits are the same as the First Time Homebuyer listed above.

Extention of Homebuyer Tax Credit update...

There is a proposal in the senate for extention of the tax credit for first time homebuyers through April 30, 2010. The proposal also includes "move up" buyers that have owned their home for 5 of the last 8 years. Please note no vote has been cast but these are the rumors I am hearing. Will update when more information is available.

Wednesday Broker Tour...

Every Wednesday is the weekly broker tour. The tour is broken up into 3 sections. Wenatchee is from 9am to 11am. East Wenatchee is from 10am to 12noon. Upper Valley is from 12noon to 2pm. The tour gives the opportunity for agents from all real estate offices, affiliate members like title/escrow officers and mortgage bankers, as well as consumers to view new listings on the market. The advantages to viewing the listings on tour is to have an understanding of the inventory in all price ranges and then when you have a customer you can "know the inventory" in our market. This week there were only 6 listings on the tour. In my opinion all were overpriced for the current market. I think that based on other listings in the inventory that have more value. More value could mean that they have a better location, price, or other factors like square footage or other amenities. More later...

Weekend activities...

Well as the fall season is upon us here in the Wenatchee Valley, so is hunting season. I have been fortunate to enjoy hunting season since I was 2 years old. My dad has taught me how to be a good sportman and how to take care of an animal in the field. On Saturday my brother in law Chris and I went out to the Entiat area and harvested a nice 3 point buck deer. The weather was beautiful and just a short trip to the truck to bring him home after one clean 290 yard shot. Tonight we will be celebrating with a harvest dinner of backstrap, liver and onions, and heart as well as a lovely chili that my wife made. Next Saturday the 31st will be opening day of Elk season and hopefully more success and meat in the freezer!

Catching up...

Hi,
Spent some time last week working on a real estate class offered by the National Assocition of Realtors (NAR) dealing with Green Real Estate. Upon completion of the course and an elective course which I am currently working on, I will have earned the NAR's Green designation. What it does for consumers is give them an option to work with a Realtor that is educated in Green home design, systems, and the ability to help answer questions about green living. This does not mean I am an expert in Green but rather taken the time to educate myself regarding Green real estate. I am excited to be learning this information. First Blog Post...

Hi All,
I just got back from ED CON in Seattle, a continuing education real estate convention that I attend every October with my dad Scott. This year there were about 600 Realtors in attendance. As a Realtor in Washington state, I am required to take 30 hours of continuing education every 2 year renewal period. By attending this conference it makes it easy to attain the neccessary continuing education requirements. This year on day 1 we attended a class about Short Sales and a class involving discussion of the forms we use in a real estate transaction. On day 2 we were educated in Green building, Real Estate Auctions, and social media, i.e creating a blog and using social media sites to create more business. So, that is my first post. Please stay tuned as I figure out what needs to be posted for the benefit of those following. J
